The central government has mega plans on real estate front and on June 25th the Prime Minister Narendra Modi unveiled the three mega flagship programmes which are aimed at developing cities and the urban areas of the nation. These three programmes namely the Housing for all by 2022 scheme, 100 Smart City project and the Atal Mission for Rejuvenation and Urban Transformation (AMRUT) will be the growth drivers for India in the next five years.
In a gathering of mayors and the heads of the local urban bodies from about 500 cities of India the Prime Minister Narendra Modi stressed the importance of urban development as the growth driver for the nation. He reiterated that the Indian population strives and longs for more developed standard of living and enriched lifestyle and this spree of development in the urban areas by the government will be the first step in that direction. He threw the question of how the lives of urban India can be improved to the heads of the urban local bodies of 500 Indian cities in the gathering.

He reminded that for the first time an initiative of developing 60 cities simultaneously is be taken up by any government. He also mentioned that the decision of the conversion of the cities to smart cities will have to be taken by the people residing in the city and the local administration and not imposed by the government.
In talking about how to boost the interests of consumers in the realty sector he reiterated that the image of the builders and the builder’s lobby to the common consumer is negative. He also added that an enactment for that to improve the conditions is being worked on by passing a law in the parliament.
The three flagship programmes – 100 smart cities, Housing for All and the Atal Mission for Rejuvenation and Urban Transformation will certainly have its positive impact in the urban areas of India and will entail an investment of over 3 lakh crores of rupees in the next five years.
In the congregation the Prime Minister also unveiled the logo of the Housing for All mission which bears his personal touch in the design of it. The PM said that the 100 Smart City and the AMRUT programme will require grants of about Rs. 48, 000 crore and Rs. 50, 000 crore from the central government in the next five years. In order to avoid friction of the rural and the urban areas the PM said a bottom-up approach will be undertaken to construct more than 20 million houses and also for the building of the smart city.
He also told the reporters that the management of the whole thing is also a challenge towards building a resurgent India and the government has been able to see opportunity in this attempt.
The Smart City project of the central government aims to enhance the quality of life of the inhabitants of 100 selected cities with few facilities like 24 hour supply of water and power, education, world class transportation, recreational opportunities, environment friendly activities and atmosphere, e-governance and few others. The Smart City Project will be based on the Private-Public–Partnership model as told by the Urban Development Minister, Mr. Naidu.
The programme of AMRUT alternatively seeks to ensure the basic amenities and the infrastructure for 500 cities of India with a population strength of above 1 lakh. This programme will ensure that each household has water supply, sewage connection, sanitation and proper solid waste management. Apart from these it will also regulate and ensure a better facility for the provisions of transport, roads and would also implement reforms in the urban governance as well. This programme is thought to bring a balance of development between the major cities and the minor ones.
