BDA Is A Boon Rendering 15000 Sites With An Affordable Price Tag: TGS Layouts News

To own a Bangalore Development Authority (BDA) site is a long fostered dream. The BDA sites are usually much wanted as they come with clear tiles and are hassle free as the possession of it is never dealt keeping a property broker in the middle. The price tag of a site which is BDA approved is comparatively less expensive as compared from other sites. An example of such a site is Nadaprabhu Kempegowda Layout.

For instance a site located in BDA’s Nadaprabhu Kempegowda Layout, set in between Magadi Road and Mysore Road is expected to cost approximately 18 Lakhs. Whereas, the BDA is planning to fix the rate of plots between Rupees 1400 to Rupees 1500 per square feet, a BDA official also added that they managed to reduce the price range and will make a formal announcement soon over the same.

As per the sources the BDA has kept aside 4000 acres of plot for the establishment of the layout and it has already taken ownership over 2000 acres of land. In accordance with the plan this 4000 acres of land will provide 15000 to 20000 residential sites of varied dimension keeping apart the parks, streets and other civic services. A concluding appeal over the price still needs to be taken. The target segment for the sites will be applicants from residents. It is a known fact that people who do not own a house will definitely be interested. Still those applicants who have made an effort to buy a site earlier will be given preference.

The BDA has already refunded the accumulated payment of such candidates who failed to fetch sites earlier, and there is a fair chance for them to get sites allotted this time.

Obstacles in the way
This project has been through many situations resulting in unavoidable suspensions. It was back in the year 2006 when BDA had acquired 4,000 acre of land for the expansion of the layout but due to many hurdles they have managed to capture only 2,000 acre of land. Thus, there are many obstacles in front of the authority to gain possession over the rest of the land.

An official informed that many of the farmers have received land as prizes from the government that too many years ago. But it lies to the fact that some farmers hold more land than the government has granted and they also presented legal documents like RTC for holding excess land amounting up to 600 acres given by the government.

Areas that constitute the Layout
The Bangalore development Authority has included 12 villages for the development and construction of the layout. The villages are Bheemanakuppe, Ramasagara, Sulikere, Kenchanapura, Ramasandra, Kommaghatta, Krishnasagra and Challaghatta in Kengeri. Other areas and villages including are Hobli and Sheengehalli, Kannahalli, Kodigehalli and Manganahalli located in Yeshwanthpura Hobli.
